McDonald Director of Logistics flip VIA : Acting Deputy Director for Administration rNUG SUBJECT Building Costs for the Community Headquarters Building REFERENCE : Memo dtd 20 May 76 to DDA fm D/L; Subject: Selective Service Building - Direct Project Implementation Cost Assignments 1: In response to your verbal request, we have prepared and in- cluded as attachment 1 a breakdown of both normal and special costs for the Community Headquarters Building, These costs have been. ad- justed from earlier estimates to agree with the General Services Administration (,GSA) construction bid of approximately $625,000. 2. This breakdown separates the construction costs for renova- tion into parts in order to identify the cost for normal office space and the cost for special Agency requirements. These items can be further broken down if you so desire. The costs shown for contingency and GSA fee are estimates received from the GSA project engineer. "Special Communications Equipment and Special Security Materials" are identical to the same items that appeared in the referent, "Supple- mental Construction" provides for the construction of a new fire stair .tower which is proposed to be added to the construction contract by change order. Each item shown in attachment 1 is more fully defined in attachment 2. 3. You will note that normal office renovation costs total $458,550 which is less than the $500,000 figure which requires the submission of a prospectus to Congress by GSA. 4. BUILDING RENOVATION CONTRACT a. Normal Office Renovation Demolition, new office partitions, new suspended acoustical ceiling, new wiring for electrical outlets and telephone service, new fire alarm, sprinkler and standpipe system, new lighting, and repair of deteriorated walls and finishes. b. Special Security Requirements Vault and secure area construction, blocking up ground floor windows, Lexan glazing at the first floor windows, safety shielding for all other windows, and exterior lighting. c. Removable Special Requirements Metal conduit for secure voice and black telephone, emergency generator, and raised flooring in the CER and CWC. d. Contingenc Amount recommended by GSA to fund change orders written during the construction period. e. GSA Fee Amount charged by GSA for building survey, inspection and supervision services. II. SPECIAL COMMUNICATIONS EQUIPMENT AND SPECIAL SECURITY MATERIALS Centrex connection charge, equipment for Commo Equipment room, cable purchase and installation for the secure distribution grid, equipment for secure voice and facsimile systems, disintegrator, vault doors, and alarms.
